Getting your money's worth: how to add value to your property before selling

There are plenty of reasons why you may wish to sell your home; it might be you want to move somewhere bigger, or you may want to downsize, or perhaps purchase a different type of property.

Whatever it might be, you'll want to get the most money you can from your current home and ultimately try and make a profit from when you first bought it.

You don't need to completely remodel your home either to achieve this - here are a number of simple ways you can add value before you sell.

While you might favour the bolder colour schemes, you need to create a blank canvas for prospective buyers. So, one thing you can do is repaper or paint the walls in neutral colours to bring a nice fresh feel to your home.

As well as this, you need to make your home look bigger and show off the potential that it has to offer. What you need to do here is have a clear out of your junk and create as much floor space as possible. The other benefit with this is you'll also have fewer things to shift when you eventually move out.

Clean up

Another easy thing to do is have a simple spring clean and again make the property feel more welcoming. You should also pay close attention to any mould or damp spots; do your best to get rid of these as they can be quite off-putting for buyers.

Make it safe

Installing a burglar alarm, securing side entrances, or putting new and modern locks around the house is another way you can add value.

Tidy the exterior

Lastly, you need to make sure your gardens and grounds are as presentable as the interior. Cut back any overgrown plants or hedges and make the green space look as easy to manage as you can. Also, a lick of paint around any wooden window frames on your property can help create an appealing aesthetic.

Save on the sale

A final piece of advice with this is to then sell your home with an online estate agent, like Hatched for instance. Unlike traditional estate agents, these can allow you to sell your home for a one-off fee, so you won't have to spend as much money as you would with a high-street agent, giving you a bigger profit on your sale.

So, make sure you get the right price for your home and start putting the above steps into place now to hopefully secure a successful and financially rewarding sale.
